Douglas County, NV — The Douglas County Recorder has launched a new Property Recording Alert Service (PRAS) by Helion Software to monitor recording activity of land records. This free service replaces the previous recording notification service and sends automated email notifications about recorded documents, providing a direct link to view or download copies.
Key Enhancement Features:
- Same-Day Notices: Timely alerts on the same day of recording.
- Improved Monitoring: Better accuracy in tracking names and parcel numbers.
- Notary Monitoring: Notaries can track certain documents containing their credentials.
- Enhanced Data: More comprehensive and concise data monitoring.
Murray Giesbrecht, Helion owner said, “Helion Software is pleased to announce the release of their Property Recording Alert Service. This notification allows (registered) members of the public to review the document and to personally verify it was legitimate. Douglas County, NV will be the first county to offer this new service from Helion.”
Important Details:
- Transition Deadline: Subscribers of the former notification service must re-register by July 10, 2024, to avoid service interruption.
- Fraud Alert: The service provides timely notices but does not prevent fraud. Suspected fraud should be reported to Douglas County Non-Emergency Dispatch 775-782-5126.
“Our office has seen growing concern from property owners about the potential of property fraud,” said Douglas County Recorder, Shawnyne Garren. “While we empathize with this concern, the staff of the Recorder’s Office do not have the legal authority to determine the validity or authenticity of a document submitted for recording. Nevada law requires that a document meeting the statutory recording requirements be recorded by my office. Although we cannot guarantee prevention of fraud, I am proud to have worked closely with Helion to design and implement this improved technology and encourage all property owners to register.”

This service is funded through existing recording fees making it available at no additional cost to taxpayers. NRS 7.285 prohibits the Recorder’s Office from giving legal advice; thus, our staff is unable to explain or provide information regarding the contents of recorded documents.
